Gulliver's is one of the few remaining 'traditional pubs' in Manchester city center. This three storey property is popular with the regulars and will continue to benefit from the redevelopments close by. We are looking for someone to take over from the well respected and long serving tenant that who will be leaving the property in the near future.

Wet lead, Gulliver's has to be something different in the city center. We are looking for someone that can command loyalty of the regulars as the current tenant has over the years and further develop the unique selling point of this site. Our commitment to you

Finance

We keep the cost of taking a pub as low as we can. After all, we want personalities behind our bars not just people who have a few quid in the bank. A typical JW Lees tenant will need the following to take a pub
  • Trade fixtures and fittings (normally about £10,000)*
  • Stock and glassware (normally about £2,500)
  • A security bond (minimum of £5,000 – we pay you interest on it too!)
*Depending on the individual pub.

Rents

We try to keep our rents at reasonable prices to allow you the opportunity to make a return Also, we don’t skimp on keeping our pubs in good order, so we base the level of rent on a fair level of maintainable trade for a competent licensee. When calculating the rent we look at all the income streams, and work out a rent based on a percentage of turnover, having regard for the profitability of the house.

Full Disclosure

A good relationship between the brewery and our tenants is based on honesty and openness. We will provide all prospective tenants with as much information as we can with regard to historic trading information, normally this will be the pub’s five-year trading history.

Insurance

JW Lees insure the property but the tenant is responsible for insuring the following:
  • Fixtures and fittings.
  • Glassware.
  • Personal possessions.
  • Stock and cash.
  • Third party liability (public and employer liability).
We can also help you get a competitive premium. In 2006 we managed to save many tenants over 50% on their insurance costs.

Repairs and Improvements

JW Lees have one of the most pro-active maintenance programmes in the industry, you’ve just got to look at our pubs compared to many of our competitors to see that this is true.

If there is an opportunity to carry out a development and improve the business we sit down and talk. If we agree the scheme, we confirm the funding and get on with it. No messing about.

Training

At JW Lees we have experience of dealing with experienced licensees and also with people who are new to the trade and need more help and support. We have a full range of training programmes and the brewery is a BII accredited training centre. Some of the courses that are regularly available include:
  • National Certificate for Personal License Holders
  • Basic Food Hygiene
  • BII Induction Certificates
  • Cellar Management
In addition we offer bespoke courses in: Merchandising, Employment Law, Accountancy and Health & Safety.

Support

Being a JW Lees licensee affords you a great opportunity to cash in on your entrepreneurial flair through your ideas, initiative and personality, but sometimes you need someone to bounce those great ideas off. Your JW Lees Area Manager is there to work with you through a formal monthly business review meeting and drop-in visits, as well as ways of building business for you and your pub.

JW Lees probably have the best Area Manager to Pub ratios in the industry, which means they are there for you and have the time to help. In addition to your Area Manager we offer other support services including:
  • Marketing - sales and promotional support.
  • Property - repairs and alterations.
  • Quality - predominantly cellar work and beer quality.
  • Distribution - deliveries.
  • Telesales - ordering.
  • Accounts - direct debits/invoice queries.
